Talk to him.

Seriously, most neighbour disputes get out of hand because it's easier to
slag them off than knock on the door and try and sort it out. Don't go round
there warning him of the consequences or anything. Just be nice, explain the
problems his action have caused and try to negotiate a solution. You may end
up having to pay out something to fix things but it will be money well spent
if it saves the relatively minor dispute turning into a fued that goes on
for years.
